History of NEBF

Founded in 1946, the National Electrical Benefit Fund (NEBF) was created by the International Brotherhood of Electrical Workers and the National Electrical Contractors Association with the goal of forming a sound retirement plan to ensure the financial security of workers in the electrical industry across North America. Today, with nearly $12 billion in net assets, NEBF ranks as the third largest Taft-Hartley pension fund in the U.S. This solid asset base delivers financial security for more than 80,000 retired beneficiaries today, and is a building block which will secure the retirement of future generations of workers in the electrical industry. NEBF currently pays more than $50 million per month to its beneficiaries, with more than 250,000 current plan participants expected to receive benefits upon retirement.

Real estate has always been a key component of NEBF’s financial success. With humble beginnings in simple mortgage and equity investments over its first few decades, NEBF’s real estate investment program has grown to become one of the most successful and innovative of its kind. Our strategy focuses primarily on new development of virtually every commercial property type, which results in the creation of superior investment returns and union man-hours. NEBF is committed to equity and debt real estate investments, with an investment allocation of over 20% of the Fund’s assets.

Our concentration on new development financing, coupled with our large real estate allocation, requires a thoughtful, sophisticated approach executed by experienced real estate professionals. NEBF has a proven ability to deliver reliable and flexible investment capital to our development partners and borrowers.
